And, don't forget, higher occupancy rate does not automatically means a higher profit! You might be to cheap, fully booked but not making any profit because the costs are not covered by the turnover.

Your market share

The better your explanations on your decisions are, the more customers you will get; so a higher occupancy rate. So your occupancy rate depends on your decisions AND on your explanations of them AND your other actions (live etc.).
